Where commercial buildings are due to receive &#8211; or have undergone &#8211; construction or renovation work, a <\/span><a href=\"https:\/\/www.squarepointsurveyors.co.uk\/party-wall-surveyor\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">party wall surveyor<\/span><\/a><span style=\"font-weight: 400;\"> may need to be engaged to oversee adjoining property or boundary line responsibilities. Their involvement will help address legal boundary disputes and they will collaborate with asbestos professionals during any construction, to assist with the compliance of relevant asbestos regulations.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, as a duty holder for a commercial property, you bear the legal responsibility for addressing and managing asbestos risks effectively. The licensing requirements vary based on the type and duration of work involved, as well as the premises.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Licensable work includes (but is not limited to) removing sprayed coatings, millboard adjustments, any work which may disturb pipe lagging or loose-fill insulation, and more. The relevant enforcing authority will usually be the relevant local authority or the HSE directly, while nuclear sites or railways will have to obtain licences from the <\/span><a href=\"https:\/\/onr.org.uk\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Office for Nuclear Regulation<\/span><\/a><span style=\"font-weight: 400;\"> and the <\/span><a href=\"https:\/\/www.orr.gov.uk\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Office of Rail and Road<\/span><\/a><span style=\"font-weight: 400;\">, respectively.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Any work that is non-licensed &#8211; such as minor repairs or removals involving non-friable materials &#8211; may not require a licence, but must still comply with the Control of Asbestos Regulations to prevent exposure.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Deploy Regular Employee Training\u00a0<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Ensuring your employees are aware of the potential risks and trained in safe work practices is crucial.
